Ohio authorizes tax-certificate sales as well as foreclosure property sales. Publicly sold and negotiated certificates require their actual certificate terms and statutory route.

When does the clock start?
For the supported §5721.32 public-auction certificate, interest starts at purchase and advances on calendar-month boundaries. Negotiated purchases and money advanced to request foreclosure are separate, excluded models.
How and when is a return earned?
Simple monthly accrual on each following first day; 6% minimum except zero bids
What amount earns a return?
Documented statutory certificate purchase price including eligible certificate fee
What happens at redemption?
Redemption can continue until the applicable confirmation, alternative redemption deadline, or transfer decree.
When does earning end?
A foreclosure filing does not itself mean the purchaser owns the parcel.
Does property use change the rules?

Agricultural classification changes access to the abandoned-land foreclosure route. Under §323.65, agricultural land means land on the statutory agricultural tax list, and the relevant list timing is two years after the auditor’s delinquent-list certification; nonagricultural land does not have that additional two-year condition.
Unoccupied land has a statutory test. If the treasurer invokes the alternative redemption route for qualifying abandoned land, the period is 28 days after the foreclosure adjudication is journalized. This is a foreclosure procedure, not a different certificate interest rate.

Obtain the agricultural tax-list record, delinquent-list certification, occupancy and business-use evidence, petition and journalized foreclosure order.
