Indiana ordinary tax sales use tiered redemption amounts. This calculator covers a regular certificate bought for exactly the statutory minimum bid; overbids, commissioner sales, and special property proceedings are excluded.

When does the clock start?

The sale date starts the ordinary tier clock. Later tax payments require separate dates; commissioner certificate sales use a different route.

Property on the auditor’s statutory vacant and abandoned list has no post-sale redemption right under IC 6-1.1-25-4(a). Ordinary sales generally permit one year; this is a change in the sale’s legal rights, not simply a shorter interest calculation.

Verify the auditor’s statutory list and governing redemption rule before bidding. Commissioner certificate sales and qualified-agency transactions also require separate timing; physical vacancy alone is not the operative legal record.

What to verify before bidding

Obtain the auditor’s vacant/abandoned list and certification, governing sale notice, sale statute and written confirmation of whether any post-sale redemption right exists.

What this calculator covers

The example expressly excludes vacant/abandoned parcels and commissioner certificate sales. It cannot price those transactions or determine legal abandonment.
