Use the completed county property purchase as the acquisition date. The earlier owner tax-redemption period is not investor accrual, and SID certificate dates do not apply.

In the Chapter 361 county-trustee process, property formally determined abandoned has a one-year redemption period after the certificate, compared with two years otherwise. A vacant appearance is not the statutory abandonment determination.
The separate owner-authorized tax-lien assignment route caps recording and related assignment expenses at $600 for an owner-occupied single-family residence. That contract route is different from buying a completed county auction deed.

Confirm Chapter 361 sale route, county abandonment determination, certificate date, owner occupancy and dwelling type, and any signed lien-assignment agreement.
What this calculator covers
The ordinary completed property-tax deed-purchase example excludes private lien-assignment contracts and special-assessment sales. It does not calculate the county’s pre-sale redemption.

- A private bidder acquires real estate at an ordinary county property-tax auction, not a special-improvement-district certificate.
- Clark County’s property-tax FAQ states there is no post-auction redemption period. Its separate period for protesting a sale does not establish a recurring investor return.
- The holding date does not start an investor interest clock. A $25,000 deed purchase still has no statutory interest entitlement after one day, six months or one year; this does not value the property at $25,000 or promise its repayment.
- Track rental income, actual sale proceeds, ownership expenses and gains or losses separately. Taxpayer delinquency charges and interest payable by a financed buyer are not investor earnings.
- Excludes NRS Chapter 271 special-improvement-district certificates, which have a separate interest and redemption program, as well as protested or invalid sales.
