Florida tax lien guide
Florida auctions certificates by bidding down the interest rate. A certificate gives a tax lien; acquiring the property requires a later statutory process.
When does the clock start?
For ordinary annual-sale certificates, use the statutory effective sale month; June is included for sales commencing on or after June 1. Section 197.172 also restricts interest during the first 60 days after delinquency.
How and when is a return earned?
Simple monthly interest at the winning annual bid rate divided by 12, up to an 18% annual bid cap. At redemption, a nonzero-rate certificate receives the greater of bid interest or 5% of face value.
What amount earns a return?
Use the certificate face amount. Keep the collector’s redemption fee separate from investor interest. Post-tax-deed-application amounts need a separate calculation.
What happens at redemption?
The holder may apply for a tax deed after two years have elapsed from April 1 of the certificate’s issue year. This is an application threshold, not automatic ownership.
When does earning end?
Redemption remains available before deed issuance unless full deed payment has been made to the clerk. Application, cancellation, and refund events need separate rules.
Does property use change the rules?
Classification sources checked 2026-09-15. Review applies to the procedures described below; calculator support is stated separately.
Homestead status changes the tax-deed opening bid: §197.502(6)(c) adds half the latest assessed homestead value to the otherwise required opening amount when the latest tax roll assesses the parcel as homestead.
This is an auction funding requirement, not an additional interest award on a tax certificate. A residential address or agricultural use does not substitute for the latest tax roll’s homestead classification.

Obtain the latest tax roll, homestead assessment and assessed value, outstanding certificates and the clerk’s opening-bid statement before budgeting a deed application.

Before you bid
What to watch for
- Zero-percent bids receive no 5% minimum. The minimum replaces lower bid interest; it is not added to it.
- The 5% minimum is a redemption entitlement, not cash received each month.
- Use a separate rule for county-held purchases, corrected or void certificates, and the period after a tax-deed application.
