Connecticut tax lien and tax deed guide
Connecticut has both collector tax sales and municipal lien assignments. At a collector sale, a deed is held pending the redemption period; an assigned lien follows a different enforcement route.
Source review applies to the named instrument and scope in the worked example below. It does not cover every county procedure or transaction in Connecticut.
When does the clock start?
The supported ordinary collector-sale redemption period is six months from sale. Abandoned-property sixty-day proceedings and municipal assignments are separate, excluded programs.
How and when is a return earned?
18% annual simple interest; documented day denominator required
What amount earns a return?
Total purchaser price; estimates purchaser proceeds, not the owner’s entire municipal payoff.
What happens at redemption?
A qualifying timely redemption cancels the held tax-sale deed.
When does earning end?
If redemption does not occur, the deed is recorded under the statutory process.
Does property use change the rules?
Classification sources checked 2026-09-15. Review applies to the procedures described below; calculator support is stated separately.
For a collector’s sale under §12-157, the ordinary redemption period is six months. If the property was abandoned or meets conditions in a municipal ordinance, it is sixty days from sale.
The operative classification is the statutory or locally adopted condition, not merely residential versus agricultural zoning. A separate tax-lien foreclosure proceeding must not be assigned the collector-sale timeline.

Obtain the governing sale process, municipal ordinance and abandonment determination, sale date, and collector’s published and mailed redemption notice.
What this calculator covers
The collector-sale example cannot infer abandonment or local ordinance eligibility. Confirm its ordinary-process scope before using it for a parcel with a shortened period.
